The Performance Gap in UK Property Returns   Abstract: The paper analyzes the historical performance of UK direct property, taking into account the magnitude and timing of capital flows in and out of a number of property market segments.  Using historical return data over the time period 1981-2009 this paper shows that there is performance gap between the return that properties achieve and what investors get.  http://www.cass.city.ac.uk/faculty/s.lee/index.html
